If you are selling real estate in Florida, then you may be receiving several offers at once. None of the offers may be at the price you want, so you may want to counter the offers. But can you counter more than one offer at once? The answer is yes, but it is not advisable.
While you can counter more than one offer at once, it is risky because there is a chance that more than one buyer will accept your counteroffer. If more than one counteroffer is accepted, then you will be under multiple contracts. Sellers generally do not have many ways to cancel a contract once entered, so you risk being liable to multiple buyers when making multiple counteroffers at once. Therefore, you should not make counteroffers to multiple buyers at the same time.
Instead of making multiple counteroffers at once, it is recommended to make one counteroffer at a time. Once you send out a counteroffer, give the buyer a chance to accept or deny it, and withdraw it before you send out your next counteroffer.
To withdraw a counteroffer, you only need to communicate to the offeror that the offer is withdrawn. This communication can be done verbally or in writing. However, it is strongly recommended that you communicate a counteroffer withdrawal in writing.
